Are you ready to stop renting and own your own? Take a First Time Homebuyer's class! If you applied for FTHB's assistance before, make sure you have a clear understanding of why you were not accepted. Correct anything that they told you - you needed before. Go over it with a loan officer first. How secure is your job? How is your credit score and history? Got anything on your credit that needs to be removed? If yes, do credit clean up before you start. Do you pay your bills on time? Can you afford mortgage payments? How is your debt to loan ratio? Is your debts too high? GOT MONEY saved? And/or do you qualify for a grant? Do you have a good loan officer? If not, get one! Do you have a real estate agent? If not, get one!
Consultation with an accountant and/or attorney is recommended before entering into any financial transaction.

First time home buyers - Been turned down back when the market was up and you could not qualify for any of the great programs because the price limits were too low for the programs that you applied for?
Well guess what? Remember when you tried to purchase a condo or home and did not qualify for any of the great programs (down payments, low or no interest loans, etc.) because they had a limit on the value of the property--- and there were no properties available at that value during that time? Well, get up, dust yourself off and get back out there -- don't miss this opportunity.
Here are at least 10 good reasons to get started on your search for your dream home: These are valid reasons for you to get back out there and start your search again - now right now - while the search is in your favor:
The market is down now!!! The prices are low. There are sellers that have reduced their homes to sell. There are owners that will give incentives of credit backs, owner financing, etc. There are numerous short sale deals that you can make offers on. Its a Buyer's market right now. There are grants to help with the down-payment There are state programs that will assist you in your purchase - (Californians: see CALhfa), 1st Time Home-buyers, City of Hope, Most states offer 1st time buyer assistance -- BTW: we have experts right here on AR! Government programs and plans in the works to help more - see Fannie Mae, HUD, FHA, VA (there maybe more, check with your loan officer) There are classes, webnars, websites, loan officers and Realtors that can guide you in the right direction to find out how to qualify for these assistant programs
